888 Brickell Deposit Schedule and Cash Flow: What You Pay, and When

By Adrian Sanchez, WIRE Miami · September 26, 2026

Porte cochere arrival at 888 Brickell by Dolce and Gabbana

At 888 Brickell by Dolce & Gabbana the developer deposit schedule is 20% at contract, 10% at groundbreaking (2026), 20% at top-off (2027) and 50% at closing, with completion estimated for 2029. Half of the purchase price is paid during construction. The other half is due when the building delivers.

That one sentence is what most buyers ask me for first, and it is on every sales sheet. What the sales sheet does not do is turn it into a calendar of cash, show how it compares with the other towers you are probably looking at, or flag the items that sit outside the deposit schedule entirely. That is what this guide is for.

How much cash do I need to sign a contract at 888 Brickell?

You need 20% of the purchase price at contract. At the low end of the $2.2 million to $88 million range, that is $440,000 on a $2.2 million residence. The next 10% is not due until groundbreaking, so the contract deposit is the only payment you make on signing.

Here is the full schedule applied to three price points. The first is the bottom of the published range. The other two are round hypothetical figures I use so buyers can scale the math to the residence they are considering; they are not quotes for specific units.

For the current price of a specific line and floor, the residence types are laid out on the residences section of the main site, and the plans are on the floor plans page. I send the current unit list directly, because pricing moves by line and I would rather you work from today's number than a figure copied into an article.

When is each 888 Brickell deposit due?

Each deposit after the first is tied to a construction milestone, not a calendar date. The second 10% is due at groundbreaking, scheduled for 2026. The third payment, 20%, is due at top-off, scheduled for 2027. The final 50% is due at closing, with completion estimated for 2029.

That distinction matters for planning. A milestone schedule means the money is called when the building reaches a physical stage, so if a stage arrives earlier or later than the published timeline, the payment moves with it. The published timeline is groundbreaking in 2026, top-off in 2027 and completion in 2029. We are in the back half of 2026 now, so the groundbreaking payment is the one to watch first. Before you sign, I confirm the current construction status with the developer's team so you know whether the second deposit is months away or close at hand.

I also tell buyers to keep the second and third deposits in a liquid position rather than committing that capital elsewhere on the assumption that a milestone will slip. Milestones do move, but planning around a delay is a bet, and the contract does not care which way you bet.

How does the 888 Brickell schedule compare with other Brickell towers?

It asks for less at signing than some Brickell towers and more before closing than others. Cipriani Residences Miami asks 30% at contract and 40% before closing. The Residences at Mandarin Oriental on Brickell Key spread 40% across four 10% payments. 888 Brickell takes 20% at contract and 50% before closing.

Here is how the three schedules on my record line up:

My read on the comparison: 888 Brickell is easier to enter than Cipriani because the signing check is a third smaller, but it asks you to put half the price into the project before delivery, where Cipriani and Mandarin Oriental each stop at 40%. The trade-off for that extra 10% is a longer runway. Your payments at 888 are spread across three construction stages and roughly three years, where Cipriani concentrates its pre-closing deposits over a much shorter window because the building is already under construction and delivers sooner.

No schedule is better in the abstract. A buyer who wants the smallest possible check at signing leans toward a 10% entry. A buyer who wants the fewest total payments leans toward a three-step schedule like Cipriani. A buyer who wants a staged commitment matched to construction progress, in a tower delivering in 2029, is who the 888 schedule is built for.

What does the 50% closing balance mean for financing?

The 50% closing balance is paid when the building delivers, either in cash or with a mortgage placed at closing. Nothing about the deposits requires a loan, but if you plan to finance, the lender underwrites you and appraises the residence near completion, not today. Plan for that from the first conversation.

In practice, buyers at this price level do one of three things with the closing balance:

The point I make to every buyer here: the deposit schedule is fixed in the purchase agreement, but mortgage terms in 2029 are not knowable in 2026. If your plan depends on financing the full 50%, build in a cushion. If it does not, the 50/50 split works in your favor, because half of the price stays under your control until you have a finished building in front of you.

What costs sit outside the deposit schedule?

The deposit schedule covers the purchase price. It does not cover closing costs, property taxes and association fees after closing, or services the building charges for separately. The developer's own materials note that certain amenities and services may carry usage or a la carte charges not included in maintenance fees.

This is the part of the cash-flow picture buyers rarely hear about in a sales gallery. The 888 materials describe a membership package tied to each residence, with booking concierge, maid service, room service from the in-house restaurants, access to the 888 Chinese Restaurant and the 888 Pool Club, valet and Rolls-Royce house cars. The same materials say some of those services may be billed as you use them. That is normal for a building with a 5-star, white-glove hotel operation, and it is also worth knowing before you set a monthly budget.

The developer's disclosures also state that purchasers are not required to join a club for access to common facilities, and that fully furnished and turnkey condition is determined by the developer. I go through the offering documents with buyers line by line on these points, because they decide what your monthly number actually is once you move in.

What turnkey delivery does remove is the furnishing budget. Every residence at 888 is delivered fully furnished, with kitchens, bathrooms and closet millwork designed under the Dolce & Gabbana program. In a shell-delivery tower, a buyer at this level often spends a meaningful additional sum and many months after closing on interiors. Here, that spending is already inside the purchase price you are paying on this schedule. You can see what is included on the features section of the main site.

Is a 20/10/20/50 schedule a good deal for the buyer?

For a buyer with the liquidity to carry it, the schedule is reasonable. Half the price stays in your hands until delivery, and payments track real construction progress. The cost is time: your deposits are committed for roughly three years to a building estimated to complete in 2029.

I name the downside plainly because it is the one that matters. A pre-construction purchase is a hold through closing. You are committing capital to a building that does not exist yet, on a timeline measured in years, and you should only do it with money you will not need before 2029. If there is any chance you will need those funds sooner, this is not the right structure for you, and I would rather tell you that now than after you sign.

On the other side of the ledger, the entry is at pre-construction pricing on what will be the tallest tower in Miami, at 90 stories and 1,049 feet, with 259 residences. The developer intends to raise pricing as the building sells; that is how these projects work, with the most popular lines and floors moving first and being repriced upward, and further increases around construction milestones. Buyers who commit earlier in that cycle choose from more of the inventory.

How do I plan my purchase with WIRE Miami?

I start every 888 Brickell conversation with the cash-flow plan, not the floor plan. Once we know what you want to have committed by top-off and how you intend to pay at closing, choosing the line and floor gets much easier.

Here is how I work through it with buyers:

I track this inventory closely and I am in regular contact with the developer's team, so if a line moves or terms shift, you hear it from me first. The pricing and deposit overview is also on the investment section of the main site. When you are ready, request the current price list and floor plans, or call me directly at 786-474-9627. The developer covers the brokerage commission, so there is no added cost to you.

How much do I pay at signing for 888 Brickell?

You pay 20% of the purchase price at contract. On a $2.2 million residence, the low end of the $2.2 million to $88 million range, that is $440,000. The next payment is not due until groundbreaking.

How much of the price is paid before closing at 888 Brickell?

Half. The contract, groundbreaking and top-off deposits add up to 50% of the purchase price, and the remaining 50% is due at closing when the building delivers, estimated for 2029.

Can I finance the closing balance at 888 Brickell?

Yes. The 50% closing balance can be paid in cash or with a mortgage placed at closing. The lender underwrites and appraises near completion, so WIRE Miami recommends speaking with a lender early, especially for international buyers.
