St. Regis is a different kind of address. South Brickell is residential in feel, the tower faces the bay, and the amenity program leans on the water: two bayfront pools, a private marina and beach club access. A buyer who keeps a boat, or who wants the bay as the view from the living room rather than the view from the pool deck, tends to settle there.
Neither location is a compromise. They are two different ideas of what living on Brickell Avenue means, and the first thing I ask a buyer is which one they are picturing.

St. Regis is a hospitality brand delivering a service standard: Signature Butler Service for every residence, in a building with no hotel guests. At 888, Dolce & Gabbana is a design program, licensed to the developer, paired with a members club and a 5-star, white-glove hotel operation. One sells service; the other sells design plus hotel living.
This is the distinction I spend the most time on, because the logos make the two brands look interchangeable, and they are not.
At St. Regis, the brand is the operator's service culture. Every residence includes the St. Regis Signature Butler Service. The building has roughly 50,000 square feet of amenities, including an on-site MICHELIN-starred restaurant by chef Fabio Trabocchi, a wellness spa by The Wright Fit, a 31st-floor sky bar, the Cognac Room and Drawing Room, an indoor lap pool and a pickleball court. It is purely residential: no hotel guests and no short-term rentals.
At 888, the Dolce & Gabbana name tells you how the residences look and what they come with. The developer's own brochure states that the condominium is not owned, developed or sold by Dolce & Gabbana, and that the developer uses the marks under a license agreement terminable according to its terms. St. Regis is under construction with delivery anticipated in 2027. 888 Brickell has completion estimated for 2029, with a deposit schedule of 20% at contract, 10% at groundbreaking (2026), 20% at top-off (2027) and 50% at closing. Earlier delivery means shorter capital commitment; later delivery means more time to fund it.
For a buyer who wants to be living in the residence soon, St. Regis is the practical answer, because you are buying into a building that is already rising. Both have trade-offs I would want you to hear from me before a contract. At 888, delivery is estimated for 2029, so the capital is committed for longer, and a 259-residence tower with a hotel operation will never feel as private as a 152-residence building with no hotel guests. At St. Regis, the entry point is much higher, there is no short-term rental option at all, and with a published range in the $7 million to $24 million band and no rental program, liquidity is thinner than at comparable branded hotel residences.
