At 888 Brickell, the Dolce & Gabbana program means every one of the 259 residences is delivered fully furnished, with kitchens, bathrooms and closet millwork designed under the program, curated furnishings and ceilings up to 11 feet in select residences. The tower is by Studio Sofield, and the Dolce & Gabbana name is licensed to the developer.

Most buyers arrive at this building because of the name. The name is the easy part. What deserves your attention is what the program actually delivers inside the residence, who is responsible for which part of the design, and how the brand relationship is structured. Those three answers decide whether the Dolce & Gabbana program is worth paying for in your case, and I would rather you have them before you sit down with a floor plan.

What does "designed by Dolce & Gabbana" mean at 888 Brickell?

It means the residences are designed with curated Dolce & Gabbana furnishings, and the kitchens, bathrooms and closets carry the program's design. It does not mean Dolce & Gabbana builds or sells the tower. The developer's brochure states the condominium is not owned, developed or sold by the brand, which licenses its marks to the developer.

Here is how the responsibilities break down on the project:

One detail worth knowing: the developer's sales brochure credits Dolce & Gabbana as interior designer, while other project materials credit Studio Sofield with the interiors and describe the furnishings as curated by Dolce & Gabbana. Both describe the same collaboration from different angles. For your purchase, the controlling description is the one in the offering documents, and I walk buyers through that section before contract.

The license language matters more than most buyers expect. The brochure says the developer uses the Dolce & Gabbana marks under a license agreement that is terminable according to its terms, and that the brand assumes no responsibility or liability for the project. That is standard for fashion-house branded residences everywhere. It also means you should value the building on what does not depend on the license: the address, the height, the team and the residences themselves. On those counts, 888 stands on its own.

What is included in a turnkey 888 Brickell residence?

Every residence is delivered fully furnished. The developer's brochure lists custom kitchens, custom bathrooms and fully built-out closets in custom millwork designed by Dolce & Gabbana, a Miele washer and dryer, lockable owner's closets in the principal suite, a custom building app with smart home technology, and house phones connected to concierge and services.

The kitchen specification on the brochure is where the program becomes concrete:

Beyond the kitchen, the brochure describes ceiling heights up to 11 feet and grand living rooms opening to private outdoor space, both in select residences, plus private and semi-private keyed elevators. The "select residences" qualifier is doing real work in that sentence. Ceiling height, outdoor space and some appliances vary by line, which is one of the reasons I send the specific floor plan for any residence a buyer is considering rather than a general spec sheet. The developer's disclosures add one more point I raise with every buyer: fully furnished and turnkey condition is determined by the developer, and some features, furnishings and finishes are not standard in all units. In practice, the purchase agreement and its exhibits define what is in your residence at delivery. We confirm that list before you sign, not after.

How does the design carry into the rest of the building?

The program runs from the curb to the rooftop. The brochure describes an ivory travertine exterior with a black facade, a porte cochere arrival beneath a gold beaded screen canopy, custom Murano 888 chandeliers, a double-height residential lobby, a Dolce & Gabbana salon by appointment and a tailor shop, with club and restaurant interiors by Ken Fulk.

The arrival sequence is designed as a hotel arrival, with a separate hotel arrival hall and a dedicated grand residential lobby, valet service and Rolls-Royce house cars. The signature 888 Restaurant and Bar sits on the ground floor. Upstairs, the 888 Pool Club has two poolside bars, a Gelateria Italiana, a pool deck restaurant and private cabanas, and residents have their own 44-foot lap pool, pool bar and lounge.

The wellness floor is one of the stronger parts of the program: an indoor padel court, a fitness center, yoga and pilates, cold and hot plunge pools, and a recovery spa with a juice bar, IV therapy and massages, plus a beauty salon and barber shop. For entertaining, there is a 5,000-square-foot event space with a stage, a private terrace, a chef's kitchen, private dining and a wine cellar. Why does furnished delivery matter to a buyer?

Furnished delivery removes the most expensive, slowest part of moving into a new luxury condominium: designing and furnishing it after closing. At 888 Brickell that work is inside the purchase price, so the residence is ready to use at delivery. The trade-off is less room to personalize.

In a shell or standard-finish tower, a buyer at this level often hires a designer after closing, spends many months on selections and installation, and carries the residence empty while it happens. For a second-home buyer or an international buyer who will spend part of the year in Miami, that delay is the real cost, more than the invoice. A turnkey residence closes as a finished home.

It also changes how the residence presents later. When you eventually sell, a buyer walks into a finished, coherent Dolce & Gabbana interior rather than one owner's personal taste, which widens the audience for the home.

The downside deserves equal weight. If you have strong views on how you want to live, a fully designed residence gives you less to decide. Some buyers love that; others feel it as a constraint. I ask buyers early which camp they are in, because a design-led turnkey product is the right answer for the first group and a compromise for the second.

The residence mix is broader than most branded towers in Brickell, which is one of the program's practical strengths. A one-bedroom buyer and a penthouse buyer are getting the same design language at very different scales. The developer intends to raise pricing as the building sells; that is how these projects work, with the most popular lines and floors moving first and being repriced upward. How does the Dolce & Gabbana program compare with other branded towers?

Brickell has several branded towers, but the brands do different jobs. Cipriani and St. Regis are hospitality names built on service and dining. Mercedes-Benz Places, also by JDS Development Group, applies an automotive brand's design language. At 888, Dolce & Gabbana is a fashion house applied to residence design and furnishings.
